Covid – 19 Cancellation Policy for 2021/2022 Academic Year
We know that these are troubling times and to help put your mind at ease, we have updated our cancellation policy. We shall accept cancellation of bookings up until 31st May 2021 for the 2021/2022 academic year. Please note that holding fees shall not be refunded. However, if you have paid a damage deposit, this shall be returned to you.
On making your booking with Portsmouth Student Accommodations you will be asked to pay a Holding Fee of £250. If you go through with booking a room with us, alongside signing the tenancy agreement and guarantor deed, we will ask for a further £250 Damage Deposit. We will then add the £250 holding fee to this amount to make a total damage deposit of £500.00. This amount is refundable at the end of the tenancy as long as no cleaning or/and damage fees aren’t incurred after a final room inspection. Your deposit will be lodged and covered by the Tenancy Deposit Scheme.
If you decide to not go through with the booking, for any reason, the £250 holding fee will be non-refundable.
Cancellation by you – 14 day cooling off period
If you choose to cancel your booking with Portsmouth Student Accommodations, you have 14 days after signing the AST (Assured Shorthold Tenancy), or the day before your check-in date, which ever one comes first. If you have followed these guidelines then you are able to get a full refund of your holding deposit.
Please note that the cancellation must be done in writing. Please email email@example.com with your name, room number and reason for cancellation.
Cancellation by you – after the 14 day cooling off period or after you have checked into the building.
If you wish to cancel your booking (we hope you do not, but just in case you do) and it has been longer than 14 days since signing your AST, then you will need to find a replacement for your room. Once the other person has signed their tenancy agreement and their 14 day cooling off period is over, then your deposit shall be returned to you as long as no damage and/or cleaning charges have been incurred during the check out inspection. Please note – You will be liable for any rent incurred up until your checkout.
Room and Tenancy Changes
If you wish to change the length of your tenancy with us, you will be unable to shorten it, but you will be able to extend the tenancy (subject to availability)
If you wish to swap your room, you are able to this anytime before the start of your tenancy free of charge. However, if you wish to swap rooms once you have moved in, there will be an admin charge of £50 and a cleaning charge of £30 for a standard clean or £60 for a deep clean (to be agreed during the check out inspection between landlord and tenant)
